The building coefficient of 0.80 permits buildings of 800+ square meters, which can cover up to 60% of the land (approx. 600 square meters for each one).  There is a community, non-buildable space at the seafront, right in front of them (without obvious access to tourists). This might be used for placing umbrellas and sunbeds, or as a recreation area).
